Signing a stack of mortgage papers an inch thick can feel pretty intimidating. By the time you finally reach closing day, you’ve spent weeks sending over bank statements and waiting on underwriting. You are probably more than ready to cross the finish line.
As an Oklahoma certified loan signing agent, my job is to make sure this final step goes smoothly. Whether we meet at your kitchen table or a local coffee shop, a little preparation goes a long way.
Here are the four most common hiccups that stall a mobile notary closing—and exactly how to avoid them so your loan funds on time.
1. The Expired ID Trap
This is the number one issue that catches people off guard during a document notarization. By Oklahoma law, a notary public cannot accept an expired ID. A few days before your closing, look at your driver’s license or passport and check the expiration date.
- Name changes: Did you recently change your legal name due to marriage or divorce? Make sure the name on your physical ID matches the name on your Oklahoma loan documents. If it doesn’t, tell your escrow team right away.
- Backup IDs: Many mortgage lenders require two forms of ID. Bring your primary photo ID, but have a backup ready just in case, like a social security card or a major credit card.
2. Handling the Cash-to-Close
If you owe money on closing day, this needs to be entirely sorted out before your traveling notary arrives. Title companies do not accept personal checks for real estate settlements. You will need to set up a wire transfer ahead of time or get an official cashier’s check from your bank made out to the title and escrow company.
3. Setting Up a Workspace
If we are doing a mobile home closing or an off-site signing at your house, we just need a flat, well-lit surface with enough room to spread out a large legal package. A clear dining room table or kitchen island is perfect. It also helps to keep pets or busy distractions in another room for about an hour so we can focus on getting every signature right.
4. Pace Yourself
Depending on whether you are signing a home purchase, a mortgage refinance, or a HELOC (Home Equity Line of Credit), you will be signing your name or initialing documents 50 to 100 times. There is no need to rush. Take your time, read the disclosures, and ask questions if a form looks unfamiliar.
